Golf carts must follow Florida Motor Vehicle code or statutes.

1. Operators shall be 15 years or older: 15 years old with a valid Learner’s Permit (and must be accompanied by a licensed adult 21 years of age or older); 16 years or older with a valid Driver’s License. Golf carts shall not be operated by anyone under the age of 15, whether or not accompanied by an adult.

2. Proof of liability insurance shall be provided to the Association at the time of registration.

3. The golf cart owner will maintain the insurance while the cart remains in use in the community.

Members may temporarily lease a unit and transfer a membership (the right to use amenities) for the sole purpose of the tenant residing in the unit with associated amenities. Leases must be for a minimum period of 30 days, or one month, whichever is less. Membership cannot be transferred more than 12 times within a 12-month period.

Membership transfer forms and a copy of the lease agreement must be submitted to the Club 15 days prior to the start of the transfer period. FL Statue requires owners of properties leased for under 180 days to collect and remit sales tax from the lease proceeds to the state. The Club will also charge a transfer membership fee in an amount set by the Board from time to time. (Declaration 5.3)

Owners may house up to three (3) animals, which may only be domestic cats and/or dogs, Any animal displaying aggressive behavior shall be prohibited regardless of size or weight.

Additionally, each living unit may house fish and/or two (2) domestic birds, as long as the fish and birds are kept indoors. Owners shall not allow their pets to become a source of annoyance to other owners. No pets shall be left unattended outside, even if the area has been enclosed. Pets shall remain on a leash no longer than six (6) feet long while on Common Areas. Pet owners are to respect the private property of other residents and avoid allowing their pets to roam onto other residents' property. Owners of any pet shall, at all times, be responsible for cleanup and disposal of pet waste.

Most homes are not located in high-risk FEMA Special Flood Hazard Areas, although flood zones vary by individual property.

Many homes are located in Zone X, while homes adjacent to lakes or preserves may have different flood designations.
